What "wholesale" lending means for you

You may have heard the word wholesale. Here is what it means and why it can matter to you.

What wholesale means

When most people picture a mortgage, they picture a bank. You walk in, you apply, and that one bank decides whether to lend to you. That is the retail model. A wholesale lender works differently. It lends through mortgage brokers instead of dealing with the public directly.

As a broker, I don't lend my own money. I work with a group of wholesale lenders and help match you with one whose guidelines fit your situation.

Why that can help you

Every lender has its own guidelines, its own pricing, and its own way of looking at a file. Two lenders can look at the same borrower and see different things. Having more than one lender to work with gives me room to find a better fit.

  • More choices: I can compare more than one lender instead of offering you one set of terms.
  • Flexibility for unique files: Self-employed income, a recent job change, or a less common property can fit one lender better than another.
  • One point of contact: You talk to me, and I handle the back and forth with the lender.

What it does not mean

Wholesale is not magic. It doesn't guarantee you will qualify, and it doesn't guarantee a specific price. Every loan still goes through income and asset verification, an appraisal, and underwriting. Having options helps, but the details of your file still decide what is available to you.

What to ask any lender

Whether you work with a broker, a bank, or a credit union, a few questions are worth asking:

  • How do you get paid on this loan?
  • How many loan options can you show me for my situation?
  • Which fees are yours and which are third party fees?
  • Who will I talk to if something changes during the process?

A good lender will answer these clearly and without pressure. If the answers feel vague, that tells you something too.

How I think about it

My job is to look at your goals, your timeline, and your numbers, and then show you what fits. Sometimes that means a clear winner. Sometimes it means a few close options and a conversation about the tradeoffs. Either way, I want you to understand your loan before you sign for it.

If you are curious how this would work for your situation, reach out and we can walk through it together.

General information only. Eligibility, terms, and requirements vary by lender and borrower, and not everyone will qualify. This is not a commitment to lend.
