The short version
"Clear to close" means the underwriter has reviewed your file and every condition on your approval has been satisfied. In plain terms, the lender is ready to fund your loan. It is the green light that lets the closing be scheduled with confidence.
It is not the same as pre-approval, and it is not the same as signing day. It sits in between, and it is the step that makes signing day possible.
How you get there
After your file is submitted, the underwriter reviews your income, assets, credit, and the property. Most files come back with conditions, which are simply requests for more information or documents. Getting conditions is normal. It does not mean something is wrong.
Common conditions include:
- An updated pay stub or bank statement
- A written explanation for a large deposit
- Proof of homeowners insurance
- A final review of the appraisal or title work
Each time you answer one, the underwriter reviews it. When the last one is cleared, the file is marked clear to close.
What still has to happen after
Clear to close does not mean you are finished. A few things typically follow:
- Closing documents are prepared, and you receive the final figures for your cash to close
- You review the closing disclosure ahead of signing, and your lender and escrow team can answer questions
- You arrange funds for closing, usually by wire or cashier's check, as your escrow officer instructs
- A final check of your employment and credit may happen shortly before funding, depending on the loan
That last point matters. Your approval is built on your financial picture at the time of review. If your job changes or you open new credit before funding, the lender may need to look at the file again.
Why the timing can feel slow
Underwriting is a checklist, and the checklist has many people on it: the lender, the appraiser, the title company, the insurance agent, and you. A delay with any one of them can hold up the final sign-off. The fastest files are usually the ones where the borrower sends documents the same day they are asked for.
A few ways to help your own file
- Respond quickly. Reply to condition requests the same day when you can.
- Keep your finances steady. Avoid big purchases, new accounts, or moving money around without telling your loan officer first.
- Ask what is still open. A good loan officer can tell you exactly which conditions remain.
- Plan your funds early. Know how much you need to bring and how you will send it.
Your takeaway
Think of clear to close as the lender saying, "We are ready when you are." Until you hear it, keep your finances steady and your documents flowing. Once you hear it, review your final numbers carefully, ask questions, and get ready for the keys.
