Why gather documents first
A pre-approval is only as solid as the paperwork behind it. When your documents are ready, I can review your full picture right away instead of working from guesses. It also means fewer surprise requests later, because the same items usually come up again in underwriting.
Every file is different, and requirements vary by loan type and borrower, so treat this as a starting point rather than a final list.
Identity and basics
- A government-issued photo ID.
- Your Social Security number or other taxpayer identification, which the lender needs to verify your information and pull credit.
- Your current address and where you have lived over the past couple of years.
Income documents
For most W-2 employees, lenders typically ask for:
- Recent pay stubs covering about the last 30 days.
- W-2 forms from the past two years.
- Your employer's name and contact details.
If you are self-employed or have other income, expect to provide more, such as tax returns, profit and loss statements, or bank statements. The exact set depends on the program, so ask before you start collecting.
Asset documents
- Recent bank statements for checking and savings, usually every page, even the ones that look blank.
- Statements for retirement or investment accounts if you plan to use them.
- A record of where your down payment is coming from. If a family member is gifting funds, let me know early, because gifts have their own paperwork.
Debts and other obligations
- Statements for car loans, student loans, and credit cards.
- Documentation for any alimony or child support you pay or receive.
- Your current rent or mortgage information.
Things that need an explanation
Lenders pay attention to anything that stands out on a statement, like a large deposit, a recent job change, or a gap in employment. None of these automatically stops a loan, but they usually need a short written explanation and paper trail. It is much easier to cover them upfront than to chase them at the end.
A few habits that help
- Keep copies in one folder, saved as complete PDFs rather than photos when possible.
- Avoid moving money around or opening new credit while you are in the process.
- If something changes, such as a raise or a new job, tell me before you decide anything.
The practical takeaway: you do not need everything perfect before you reach out. Start with the list above, send what you have, and we will figure out what else is needed for your situation.
