Why families buy together
More people are buying a home with a parent, sibling, adult child, or another relative. Sometimes it is to combine incomes. Sometimes it is to share a household. Either way, it can work well when everyone understands what they are signing up for.
Who is on the loan and who is on the title
These are two different things. Being on the loan means you are responsible for the debt. Being on the title means you have an ownership interest in the property. Some people are on one and not the other, and each choice has consequences.
How you hold title is a legal decision. Please talk with an attorney before you decide, since I can't give legal advice.
How a second borrower affects the loan
When more than one person is on the loan, the lender looks at everyone's file. That can help, because more income may be counted. It can also add complexity.
- Credit: Each borrower's credit history is reviewed, and it can affect the options available.
- Debts: Each borrower's monthly obligations count toward the total picture.
- Documents: Everyone on the loan needs to provide income and asset paperwork.
- Occupancy: Some programs have rules about who must live in the home, so tell me your plan early.
Programs such as FHA, VA, USDA, and Conventional each have their own guidelines, and not every combination of borrowers qualifies.
Questions to settle before you apply
- Who pays what each month, and what happens if someone cannot pay?
- Who covers repairs, taxes, and insurance?
- What if one person wants to sell and the other does not?
- What if someone's job, health, or family situation changes?
- Who gets what if the relationship changes?
These are not easy conversations, but they are far easier before closing than after. Many families put the answers in writing with the help of an attorney.
A word about gift funds
Sometimes a relative helps with the down payment instead of joining the loan. Lenders usually need that money documented, along with a signed gift letter. Please tell me about any gift before the money moves so we can do it the right way.
One practical takeaway
Before you apply, sit down together and talk through the questions above, then call me with your plan. I will walk through how each person's file fits, and what your options look like. Nothing here guarantees approval, and eligibility varies by borrower and loan program. For tax questions, ask a CPA.
General information only. Eligibility, terms, and requirements vary by lender and borrower, and not everyone will qualify. This is not a commitment to lend.
